🏠 Rent Payments
All rent payments are submitted through your secure tenant portal.

Payments received after the due date will be subject to late fees as outlined in the lease agreement and permitted under South Carolina law.

⏰ Late Payments & Fees
Rent payments received after the due date stated in your lease will result in a late fee. Late fees are assessed in accordance with your lease agreement and applicable South Carolina landlord-tenant law.
Late fees, when applicable, will be requested separately. If you believe a late fee has been applied in error, please contact management before submitting payment.
🛠 Maintenance Requests
To ensure timely service, all maintenance requests must be submitted using the method provided by management.
Emergency Maintenance
Emergency issues include, but are not limited to:

Major water leaks or flooding

Electrical hazards

Conditions that pose an immediate risk to health or safety
For emergencies, contact management immediately using the emergency contact information listed in your lease agreement.
Routine maintenance requests are addressed within a reasonable timeframe based on urgency and availability.
📄 Lease Agreement & Documents
A copy of your executed lease agreement is available in your tenant portal for reference at any time.
The lease agreement governs all tenancy terms, including rent, late fees, utilities, maintenance responsibilities, and occupancy requirements. Tenants are encouraged to review their lease periodically.

Tenants are responsible for utilities and services as outlined in the lease agreement, which may include:

Tenants are expected to maintain the unit in a clean and sanitary condition and promptly report any maintenance concerns.
📬 Communication Guidelines
For record-keeping and efficiency:

Non-emergency communication should be sent via email or the tenant portal

Messages received outside normal business hours will be addressed the next business day

Emergency matters should be reported using the emergency contact information in your lease
🚪 Move-Out Information
Written notice of intent to vacate must be provided in accordance with your lease agreement and South Carolina notice requirements.
Move-out instructions, final inspection details, and information regarding security deposit disposition will be provided closer to the move-out date. Security deposits are handled in compliance with South Carolina law.
